I wrote this article for all homeowners wishing to remodel the hiring any contractor. Tips on how to avoid a remodeling nightmare.
Having worked many years for other home remodeling contractors in San Diego, I’ve learned a few things besides how to waterproof a shower properly or building a room addition. I learned firsthand that there are bad contractors out there lying and trying to take advantage of you, the homeowner.
The bad and ugly now! ‘Some’ contractors will tell you anything to sell the job. They will make promises and make up stories, whatever it takes to seal the deal. Who wants to work with such or having to do with that guy for 3 months or so? You need a contractor who has your back. Will do whatever it takes to do the job right and make you happy. At least that’s what I think a good contractor should do. Reality is some contractors look at your project as a money making adventure and not as a one on one quality remodeling experience. I know the contractors twice my age with half of knowledge. They’re just wannabe business men with little building experience.
Insider tips
Watch out for sellers! Perhaps it got the job last week, and after being fired from the used car dealer. My personal experience with sales people is that they do not know the details, and will tell you what you want to hear, to close the sale. They will not be around when your job is being built. Who will be responsible for running your jobs and workers? Talk to the contractor! You need to talk to their references too. Make sure some are current, as of last month. This will tell you what they are up to now. I know contractors who only have dissatisfied customers, and they get work. It’s because they give a few back issues of a few customers who were not angry at them. Call homeowner and ask a lot of questions like, they had not, as promised? Did they make changes to orders? Did they finish on time? How would you rate the quality?
Also, I would recommend visiting the recently completed jobs and talk with the homeowner directly and see it work for yourself. Make sure the contractor does not go. If the client was really happy they tend to think, and they will be happy to encourage contractors business. Think about it, they were in your shoes a few months ago.
Get it in writing!
Make sure you have the information listed on your contract. Make sure you have a payment / progress schedule and do not pay before the work is completed. Get a start and finish writing. I’ve seen remodeling contractors blame the homeowner, because the job did not go as planned. Do not give them a budget to work with, it would be like giving a child your credit card. You must have a fixed price and a detailed list of what you get for that amount.
Be not afraid!
This article is to protect you, not scare you. There are many remodeling contractors out there, but you must protect your home for the poor and be informed. Remember to keep an eye on the wolf in sheep’s clothing or something.
